Apartment Locating Process

Next Steps

Thanks for choosing us as your locator! The goal is to narrow down the options to 2-4 apartments you realistically see yourself living at and touring!

1. Check your email for your Free Luxury Apartment List. 

2. Read the rental requirements and make sure you qualify. 

3. E-mail or text your favorite properties to your locator within the next 48 hours.  Feedback is encouraged. 

4. The locator will schedule and/or tour the properties with you to ensure you get the best move-in discounts 

5. Once you find the perfect apartment, mark ‘locator/broker” &  Spirit Real Estate Group” on the apartment application or lease 

*Most specials are only valid if you sign 24-48 hours after touring. So it’s best to tour when you are ready to sign a lease and 60 days before your wanted move in date.

See something that’s not on the list? No problem we work with all properties in Texas.  Please send a video/photo to your locator and they will pull the information for you.


RENTAL REQUIREMENTS

  • Proof of Income: Must show you make 3x rent a month (before specials added) using W2, pay-stubs, or offer letter 
  • Credit: 600 credit score minimum no collections  
  • Rental History: first-time renters okay, no evictions 
  • Background: No criminal history    
Not meeting the requirements , falsifying documents , etc  will result in the apartment denying your application after the non-refundable admin fee & application fee is paid
 
*international applicants with no American credit score  will require an additional 1-2 month deposit

If you’re contemplating a move to Texas, working with us will make it an easy process—Texas has apartment options to suit every need. However, the pivotal step lies in fully embracing the decision to relocate.

    1. Choose a Move-In Date: Determine the ideal timing for your move by considering factors such as lease end dates, job start dates, and any other commitments you may have. This will provide a clear timeframe for planning your relocation.

    2. Choose a Location: Research Texas areas like Dallas , Houston and austin- considering job prospects, cost of living, and lifestyle. 

    3. Secure Employment: Employment is crucial not only for financial stability but also for meeting rental requirements, apartments require proof of income of at least three times the rent. Negotiate remote work or find job opportunities in your chosen location.

    4. Determine Apartment Preferences & Budget: Focus on finding the right apartment that aligns with your preferences and budget. Consider factors such as location (e.g., urban, suburban), apartment size, amenities (e.g., gym, pool), and rental budget.

    5. Start Touring & Sign the Lease :Begin touring apartments in your desired area to find the perfect fit. Once you’ve found the ideal place, sign the lease to secure your new home in Texas.
